Contemporary Loft Apartment Design Tips For Life In The City

If you can afford to live in a converted factory close to the city centre, well done. It is a status to which many people aspire. Maybe the building belongs to you and you need to spend money on renovations. By converting it into apartments, you could rent them out and use that money to pay the mortgage, with plenty left over. Of course, land in that location is valuable, and you might consider demolishing the structure and building new flats. It is a shame not to preserve the character of the existing building and try to work in harmony with it though, so don’t dismiss it out of hand.

The loft apartment will probably be the most desirable one. The factory might have an industrial cargo lift to use as a quirky means of access that people will love. Here are some design tips. They are simply stunning.

The Roof

It is vital that you maintain an unobstructed view of the roof structure. It is what gives the space intrigue. To begin with it might be in poor condition, but the commercial roofers in St. Louis will sort it out in no time. You might need to install new corrugated steel sheets to make it watertight, and apply insulation to the underside of them. There are products that contractors spray onto the underside of the sheeting. Unless you install a ceiling and add insulation above it, you will struggle to keep the place warm. That isn’t a problem in many hot countries around the world.

The Layout

You can let your imagination run free in these massive spaces. Consider building the partition walls about ten feet tall, but not to the roof. It is an interesting way to add a contemporary feel to the space. You could create several bedrooms with a spacious en suite for each of them. The latest macerator units pump waste through small-bore pipes; you can have a toilet and shower anywhere in the apartment.

The open plan layout of the kitchen and living room area maintains the industrial heritage of the building and makes it light and airy. That is something that designers spend their lives trying to achieve.

Warm Floors

I mentioned earlier about the difficulty in insulating the roof. If you can afford to waste energy, it isn’t a problem. Underfloor heating is an essential feature of these designs. I advise you to install a system that uses hot water, to keep the cost down. Electric underfloor heating will cost a fortune to run in a vast apartment. You lay the pipes and then cover them with a screed that acts as a thermal mass. It holds onto the heat that you generate and releases it slowly. That keeps you warm from the toes up.

You are in a position of envy. Should you ever decide to up sticks and move to pastures new, you will find trendy people queuing up to buy this beautiful property from you. The location and lifestyle are difficult to create in modern buildings. But why would you ever want to move from such a special place? That is why they are hard to find.
