Get Top Price for Your Home By Decorating It to Sell

While many of us may dread the thought of having to get our home ready to sell, the whole process will run far more smoothly if you follow a few simple rules. If you'd like to know more about how to get top price for your home by decorating it to sell, read on for our top five tips.

1. Stage your home

First of all, remember that preparing your house for selling is just like designing a stage set. You need to think about having everything in the right place, perfectly arranged and, of course, immaculately presented. So it’s time to clear out the clutter, box up your personal mementos and give everything a thorough clean. Create cozy nooks and separate areas, so that potential buyers can see themselves living in your house.

2. Clear out the clutter

De-cluttering your home has two benefits; not only will it give you less to clean each time you're expecting a viewing, but it will give the impression that your home is far more spacious and airy. Now is the time to reassess all your belongings and decide whether you want to take them to your new home. If not, get rid of them. If you'd like to keep them, but they're taking up too much room, you can put them in storage until the sale is over.

Never underestimate the power of simple, uncluttered rooms. Remember, the buyers are buying your house, and not your belongings. And don't forget to clear out your garage, basement and attic. On the other hand, if you feel that your home is in need of some brand new furniture to show it to its best advantage, why not consider staging your home with showhome furniture from Emblem, which can be returned once your house has been sold? While the goal is to de-clutter, making additions like this will certainly stand to you when it comes to setting your asking price.

3. Carry out simple repairs

Of course, if your home is in need of some large repairs, such as a new roof or a full painting job, these should be completed before you call the realtors if you want to get the best price for your house. However, carrying out simple repairs will also show that you care about your home and that it has been well looked after. Wonky doors on the kitchen cupboards? Get them fixed. Dirty and peeling grout in the bathroom? Replace and refresh. Look around your home with a buyer's eye and see which areas need improvement.

4. Add a fresh coat of paint

Nothing freshens up a house more than a new coat of paint. It will cover dirty marks and make the whole place seem brighter and cleaner. You may not need to decorate the whole house – just paint the areas that need it most and keep in mind that this isn’t the time to go wild with colors. Use light and calming tones that will not only give the buyer a neutral canvas to work from, but which will also give the illusion of more space.

5. Clean, clean, clean

Nothing screams a home that has been cared for more than gleaming mirrors, polished surfaces, plumped up pillows and a sense of cleanliness. Make sure that your home has been scrubbed to within an inch of its life. Remove grubby finger marks, evidence of your pets if you have any, and always make sure that every surface in your kitchen is clean enough to eat from.

And finally, add some fresh flowers, a few plants, a few well-chosen accessories, and don't forget brand new towels for the bathroom.
